This is a truly fabulous business that has just grown and grown over the years and there is ample prospect of growing it much, much further.

Owner of more than 15 years is no longer able to work in the business because of illness - currently being run by a family member.

The business is run in a fabulous and very large building, an old Cinema in the heart of the best suburbs of Perth in Western Australia - We have the whole cinema!! And when our current time is up, we are sure the lease can be easily renewed. The rent is great and they seem to just want the building taken care of. We have been in the building for eight years, have loved every minute of it and the building owners seem to want us there just as much. Of course, we are excellent tenants

The building has wide shop frontage where we sell furniture - new and antique, wonderful fabrics of every description, soft furnishings which we purchase in or are made on the premises in our extensive workroom making Curtains, Blinds, any Cushioning and Upholstery and Home wares. Alternatively, when we have too large a job for us to cope with, or as with right now when owner is unable to work, we have excellent off site workrooms & upholsterers who act as sub-contractors to pump out the work-load.

Working in many of the most exclusive homes and commercial properties in Western Australia and beyond, we sell items in a range of one at a time to full Houses, Hotels, Resorts, Offices etc., in fact anywhere where furniture or soft furnishings, of any sort, are required.

We have, over past years, carried up to $200,000 worth of stock at any one time, but have been working on winding things down and especially reducing the stock value for the sale. It is best if the new owner is able to purchase as much as possible of their own stock. Everybody has their own ideas of what they like, and all the suppliers are available for ramping things up whenever required.

The business can be as big or small as you like, depending on how many staff you want to deal with and of course how much money you want to make. You don't have to carry as much stock as we have in the past, it can be ordered in as required, which is why we find it easy to wind the stock back at present. Stock currently down to around $80,000 worth but still enough to have the showroom looking great. We found it is often advantageous when there are items ready to go and having a large showroom, it is nice to have it looking great, with plenty to sort through and buy. Also, at the time we carried a lot more stock, we would be bringing in containers, of furniture and home-wares, and selling wholesale as well as retail.

We have a large range of excellent suppliers and have imported much of our stock from other countries for many years.

The cafe, which has recently been closed because of owners illness is still here, and to the absolute delight of people from near and far, could easily be started up again. It was such a wonderful part of the business and unique as part of the whole concept of the large showroom areas. We had cafe customers who would be in for our famous coffee three to four times a day and for our simple but delicious lunch menu, every day. Lovely home made soups in winter and wonderful salads in summer - no junk, all healthy stuff. We were constantly requested to open the cafe for breakfast and dinner as well. Before owner became incapacitated, that was the next step. Whoever takes over is just crazy if they don't start it up again as customers are constantly popping in to ask when it will be opened again.

The workroom is a boutique type workroom and fully stocked with all equipment required to run a fully functional workroom to make all types of cushions including inserts, and a variety of window treatments including, Curtains, Pelmets, Swags & Tails, Roman & Austrian Blinds etc.

The owner has even run a fully accredited (ie: TAFE) school, teaching full-time, a 1 year course in Certificate III in Soft Furnishings, with 12 people in each year's class, as well as smaller short term general classes teaching various aspects of soft furnishings, within the building and separate to the work room, from time to time.

This only became possible as we grew the business into such large premises, in a fabulous area, at a great rent and has put many people out into the workforce.

It is with great sadness that we have to put this business up for sale and the owner is determined to wait for just the perfect people to take it over, as it has been such a great business for her and her two children, for many years.

The original business purchased is more than 60 years old and very well known.

Current owners feel the best new owner would be a person who either loves sewing or is very interested in soft furnishings, furniture and interiors in general. It is a fabulous business for a family or group of friends.

Good selling skills are required of course, but most of all we feel the business grew so well because of the owner's attention to good old fashioned, caring, service, and only allowing the very best quality for every client, large or small.

Please note: The asking price is negotiable with the right buyer, though it should be noted as an excellent selling price and includes a very large Client Base throughout Australia (fully computerized), all Stock, Displays, Plant & Equipment (ie: Workroom, Counters, Office & Cafe). The final price, therefore, will depend on Stock Value at time of sale. You will actually be purchasing four businesses in one. Retail, Wholesale, Soft Furnishing Workroom and Caf?. These can always be sold off as separate entities when the time is right but incorporated, are an efficient way to run the business.

Once we have found a suitable buyer, our plan is to take the sale through a good settlement agent or lawyer if preferred. This would enable the current owner, who knows the business so well, to carefully choose the new owners and everything would still be very safe for everyone involved.
